The whole story, from above.

Buyers can’t walk the lot from their phone. A good aerial lets them.

Some of the most important things about a listing never fit in a ground-level frame: the shape of the lot, the trees along the property line, how close the water really is. That’s where our licensed drone earns its place on the shoot. Here are the five things we look for every time it goes up.

01 — Setting

Acreage in fall colour.
Show buyers where the home sits before they see what’s inside.

On a rural or estate listing, the land is half the story. From the air, buyers see the acreage, the tree lines and how the home sits on the property. We frame it so the house stays the hero and the setting gives it context.

02 — Location

Location is the one feature no one can renovate.

A higher, wider frame answers the questions buyers ask first: how close is the water, what does the street look like, what’s around the corner. A simple marker shows exactly which home is for sale. It does what a map can’t: it makes buyers want to live there.

03 — The lot

Stone fire pit and backyard pond.

Some of the best features can’t be seen from the ground.

Your seller put real work into the yard: the stone fire pit, the pond and dock, the gardens out back. From eye level they disappear behind a fence or a hedge. From above, buyers see every feature and exactly how it all fits together.

04 — Height

Low, angled aerials that keep the home front and centre.

Not every aerial should be a bird’s-eye view.

Higher isn’t always better. Some of our favourite drone frames sit just above the roofline, angled so the home stays big in the frame while the deck, the yard and the view behind it all read at once. We choose the height for each shot based on what it needs to explain.

05 — Twilight

The same home, after the lights come on.

When the sky turns blue and the windows glow, an aerial stops feeling like a survey and starts feeling like a home. A twilight aerial makes one of the strongest cover images a listing can have, and it gives your marketing a frame that stands out in any feed.

Why we do this

We genuinely love this part of the job. Fifteen years in media and thirteen in real estate later, watching a property come together on the drone screen still never gets old. We have photographed more than 10,000 homes. Honestly, we’ve lost count.

Every flight gets the same care as a ground shot, because your listing and our name are on every frame. When a buyer looks at your aerial and finally gets the whole property, it’s a good day for all of us.

The HIF standard

Modern Media for the Modern Agent.

Behind every shoot are systems built so HIF runs like clockwork.

  • 24-hour delivery: photo and video within 24 hours of the end of the shoot, with photos usually by 9 AM the next morning.

  • Licensed drone.

  • Blue Sky Guarantee on all exterior photos.

  • Service area: Durham Region, from Whitby, Oshawa and Ajax to Pickering and Clarington, plus Peterborough, Richmond Hill, Keswick and more.

Your next listing has a bigger story to tell. Let’s show all of it.
